A new residential development, “Santariškių ŠILAS”, is under construction in Santariškės, Vilnius, next to Verkiai Regional Park. Two three-storey buildings are being developed at 60 Santariškių Street, with just 36 apartments in total. The project is surrounded by forest on three sides, making one of its key features the private and peaceful setting close to nature.

“Santariškių ŠILAS” will offer two- and three-room apartments ranging from 37 to 75 sq. m. Each apartment will have either a balcony or terrace, while floor-to-ceiling windows will offer views of the surrounding greenery. The project is aimed at buyers looking for a small, close-knit residential community and a peaceful lifestyle close to nature, while still wanting convenient access to the city’s infrastructure and transport links.

“When choosing a new home, buyers are increasingly looking beyond the neighbourhood and the size of the property to consider the immediate surroundings of the building. The defining feature of this project is very clear – two small buildings, just 36 apartments and a forest right outside the windows. Finding this combination of privacy, nature and urban convenience in Vilnius is not easy,” says Marius Čiulada, Head of Sales for the project.

A small community with solutions designed for everyday comfort

Both buildings will meet the A++ energy efficiency standard and will feature individually adjustable underfloor heating and modern engineering systems. Although the buildings will be just three storeys high, both will be equipped with panoramic lifts.

An underground car park is planned beneath the buildings. Storage units will be located next to the parking spaces, and residents will also have the option of choosing a parking space suitable for electric vehicle charging. The development will be fenced and illuminated, with landscaped areas, a children’s playground and sports facilities planned throughout the site.

“When designing a small-scale apartment development, it is important that compactness does not come at the expense of comfort. That is why we have included features that are not always expected in a three-storey building – lifts, underground parking, storage units and a gated site. Particular attention has also been paid to practical apartment layouts. Working with a professional interior designer, we carefully planned the positioning of internal partitions, windows, furniture and appliances to make the spaces comfortable for everyday living. Every apartment will also have a balcony or terrace,” says M. Čiulada.

Next to Verkiai Regional Park

One of the key advantages of “Santariškių ŠILAS” is its location. The homes are surrounded by the forest of Verkiai Regional Park on three sides, while walking and cycling paths are located nearby. They provide access to Lakes Gulbinas and Balsys, while the Verkiai Manor ensemble is approximately 3.9 km away.

The development also offers convenient access to other parts of Vilnius. The city centre can be reached via Molėtų Highway and the Santariškių–Kalvarijų Street route, while the Western Bypass is accessible via Mykolo Lietuvio Street.

“For many people, Santariškės are primarily associated with well-developed urban infrastructure, but this part of the neighbourhood reveals a completely different side – quiet, green and very close to nature. It gives you the feeling of arriving in a peaceful resort town. That, together with the limited number of apartments, is the project’s main value,” says M. Čiulada.

Construction of “Santariškių ŠILAS” is scheduled for completion in the first quarter of 2027. The project is being developed by HiLTUS, while the sales and marketing are handled by the Ober-Haus team.
