In 2025, the annual increase in apartment prices reached 11.3%, while the average annual increase was 7.3%
The Ober-Haus Lithuanian apartment price index (OHBI), which follows changes in apartment sale prices in the five biggest Lithuanian cities (Vilnius, Kaunas, Klaipėda, Šiauliai and Panevėžys) increased by 1.1% in December 2025. The annual apartment price growth in the biggest cities of Lithuania was 11,3 %. The average annual growth in apartment prices in 2025 (January–December 2025 compared to January–December 2024) reached 7.3%. In December 2025 apartment prices in Vilnius, Kaunas, Klaipėda, Šiauliai and Panevėžys increased by 1.0%, 1.2%, 1.0%, 1.4% and 0.9%, respectively, with the average price per square meter reaching EUR 2,930 (+30 EUR/sqm), EUR 2,071 (+24 EUR/sqm), EUR 1,906 (+19 EUR/sqm), EUR 1,273 (+18 EUR/sqm) and EUR 1,236 (+12 EUR/sqm). In the past 12 months, the prices of apartments increased in all the biggest cities in the country: 10.7 % in Vilnius, 13.8% in Kaunas, 10.9% in Klaipėda, 11.0% in Šiauliai and 10.0% in Panevėžys. ‘In 2025, we witnessed a particularly rapid recovery across the entire housing market. The Lithuanian housing market: rising from the depths to new heights
Following a challenging period from 2022 to 2024, the Lithuanian housing market experienced one of its fastest recovery periods in 2025, both historically and compared with other European countries. Even without the results for December, it is clear that activity in the housing market will be around a fifth higher this year than in 2024. A total of over 50,000 apartments and houses are expected to be purchased in Lithuania this year, marking the third time in the country's history that annual sales have surpassed this threshold. According to the Ober-Haus review, previously such high sales volumes were only achieved in 2005 and 2021. 'It is safe to say that the housing market's recovery this year is comprehensive. Firstly, almost all municipalities in the country are recording higher housing sales than in 2024. The completed “Salininkų alėja” project attracted the most attention from buyers with its fully furnished homes
The Salininkų alėja semi-detached house project in Salininkai, Vilnius, sold by Ober-Haus, has been completed. It is a gated community of 18 A++ energy class houses. Construction began in spring 2024, and all the houses were built by the end of the year. Sales began in earnest in early 2025, and the project attracted considerable interest from buyers. The project offered a choice of partially finished or fully furnished homes. The majority of transactions were for fully furnished homes. According to Jolanta Iselionienė, an expert in residential real estate at Ober-Haus, the fully finished option included interior finishing as well as various interior engineering and outdoor landscaping solutions. The carefully considered layout and complete interior fittings meant that residents could move in immediately, which, according to the expert, is becoming an increasingly important criterion for buyers. Katerina Kempa, another Ober-Haus residential real estate expert, notes that installing show homes had a significant impact on sales.
