New residential development “Keturlapio skveras” completed in Didieji Gulbinai

A new residential development, “Keturlapio skveras”, has been completed in Didieji Gulbinai, Vilnius, next to Verkiai Regional Park and Lake Gulbinas. The project, located on Sėkmės Street, comprises 24 A++ energy-class semi-detached homes, with sales progressing actively.
The development features four- and five-bedroom, one- and two-storey homes ranging from 130 to 170 sq. m, set on plots of 6 to 9 ares. The homes are being sold with partial finishes, completed terraces and fully landscaped surroundings.
“Keturlapio skveras” has been designed as a cohesive, gated residential development. The site will be fenced, with controlled access, street lighting and a video surveillance system. The internal road ends in a cul-de-sac, ensuring that there is no through traffic within the development.
Residents will also have access to an 18-are recreational park featuring illuminated pathways, a children’s playground and a landscaped leisure area.
“This project is aimed at buyers looking for a premium home who value a thoughtfully planned environment, proximity to nature and a strong sense of community. Here, it is not just about the house and its plot – the project also creates the infrastructure of the entire development and a shared recreational space. Particular attention has been paid to the aesthetics of the surroundings,” says Nika Bijeikytė, Head of Sales at “Keturlapio skveras”.
Focus on materials and engineering solutions
The facades feature Wienerberger clinker bricks, Brolis Timber thermowood and textured render. Each home is fitted with large Reynaers aluminium-framed windows with triple-glazed units and sliding systems. Daikin air-to-water heat pumps are used for heating and hot water production.
The A++ energy-class homes have been designed to create distinctive, spacious living environments, with ceiling heights of 2.8–3.45 metres, panoramic windows and private courtyards with thermowood terraces, providing plenty of space for the whole family and guests to enjoy time outdoors. The plots are enclosed with comb-style fencing, while the entire development has been carefully landscaped. Internal streets are illuminated, mature trees have been planted in the courtyards, and a cosy communal park is being created for residents.
“Our buyers are looking at the project as a whole rather than focusing on any single feature – they value the architecture, materials, engineering systems, plot and the overall environment of the development. That is why we have paid close attention not only to the design and features of the homes themselves, but also to the shared spaces and landscaping,” says N. Bijeikytė.
The project was designed by architects Vidmantas Kančiauskas and Vilius Bružas of Ponama. The developer is Alpha Asset Management, the project manager is CRB Partners, and the general contractor is NTX. Ober-Haus is responsible for the sales of homes at “Keturlapio skveras”.

New residential development “Santariškių ŠILAS” under construction in Santariškės
A new residential development, “Santariškių ŠILAS”, is under construction in Santariškės, Vilnius, next to Verkiai Regional Park. Two three-storey buildings are being developed at 60 Santariškių Street, with just 36 apartments in total. The project is surrounded by forest on three sides, making one of its key features the private and peaceful setting close to nature. “Santariškių ŠILAS” will offer two- and three-room apartments ranging from 37 to 75 sq. m. Each apartment will have either a balcony or terrace, while floor-to-ceiling windows will offer views of the surrounding greenery. The defining feature of this project is very clear – two small buildings, just 36 apartments and a forest right outside the windows. Finding this combination of privacy, nature and urban convenience in Vilnius is not easy,” says Marius Čiulada, Head of Sales for the project. A small community with solutions designed…
